Can you hold a rental for me before I apply?
Unfortunatley we cannot hold rentals. We suggest that if you are interested to view the home and apply. We do request all approved applicants to pay their security deposit and sign their lease within 24 hours of approval. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Typically, you would only pay your deposit and first month’s rent prior to moving in. -
How old do you have to be to apply?
All applicants must be at least 18 years of age to apply. -
Is the deposit refundable?
It is refundable dependent on the condition of the home when you leave. We do follow the Colorado guidelines in refunding your deposit within one month of termination of a lease. We will provide a written statement outlining any of the deposit withheld, if any is withheld for damages beyond normal wear and tear. -
How do I pay rent?
We strongly encourage all of our tenants to pay rent online through their portal. Personal checks or cash are not accepted. -
Are pets allowed in your rental properties?
Not all of our properties allow pets. Please review the listing you are interested to see if they are allowed. All applicants are required to create a profile with Petscreening, a third-party provider, that rates the risk involved with a pet and collects pet documentation on our behalf (vaccines, etc). Depending on the pet’s risk rating by this provider you may be declined or approved with additional pet security deposit and pet fee. Valid Service/Support/Emotional animals are allowed by law and Petscreening.com will assist us in validating these requests to make sure they are handled appropriately. -
I want to move out, but my roommate wants to stay. What do I do?
We do not allow subletting, which means leasing the property to someone else or allowing them to live there that wasn’t approved through us. You will need to work with our team on what the process looks like to break your lease agreement or replace you roommate with a new one. -
My lease expiration is coming and I want to move out. What do I do?
The process is very simple. As per your lease, you are required to give a 30 day notice in writing, which we encourage to do online through your portal. -
Who is responsible for paying for repairs & maintenance requests?
The owner and tenants are both responsible for the maintenance of the property. The owner is responsible for the major systems of the home (HVAC, plumbing, electrical, structural, etc). The tenants is responsible for the landscaping and maintaining the smaller things within the home such as light bulbs, basic clogged toilets, etc. -
How do I notify you as property manager of an uninhabitable condition?
Focus Property Management, at all times, prioritizes maintenance of quality housing for our tenants. If at any time you believe your rental property to be uninhabitable, please follow the instructions here to let us know.
